Overcoming Obstacles to Build the Perfect Addition in Pittsburgh

Project Scope

Action Builders transformed this Pittsburgh investment property with a carefully planned addition that included two identical bedrooms, a small office, a full bathroom, and an upstairs laundry room. A full basement was added to replace the originally planned slab foundation, providing bonus space that the homeowners turned into a children’s playroom. The project also included off-street parking, careful management of street access and deliveries, and thoughtful coordination with the neighbor and the City of Pittsburgh for zoning variances and property protections. Completed in 2025, the home is now spacious, functional, and future-ready, with plans for a rooftop deck and hot tub.

Navigating Unexpected Challenges

This project was signed in 2023, but construction didn’t begin until 2025 due to necessary zoning approvals. To achieve the garage size the homeowners wanted, we needed a variance to build the addition over the 5-foot setback. Action Builders presented the plans to the City of Pittsburgh zoning board and successfully secured approval to move forward.

Construction began in late 2024, but we quickly hit an unexpected challenge: the lot was filled with roughly 20 feet of sand. Evidence suggested a previous house had stood there and was filled with sand after demolition. The original plan for a slab foundation was no longer feasible, and the project had to be re-engineered with a full basement foundation. This revised plan required resubmission and approval from the City of Pittsburgh.

Resuming and Completing Construction

With approvals from both the city, construction resumed in July 2025 and was completed before Thanksgiving, allowing the new homeowners to move in. The basement, originally intended for storage, became a bonus playroom for their two-year-old, with another child on the way.

Thoughtful Design for Family Living

The addition includes two identical bedrooms, a small office space, and a full bathroom with an integrated laundry room. Off-street parking was a key feature, especially in this neighborhood, and presented unique construction challenges, including narrow streets and limited delivery access during excavation.
