Keep Your Costs Lower with an Addition Shell

If you’re ready to build an addition, but desire to streamline its overall cost—an addition shell may be the perfect solution. If you’re capable of doing some of the work yourself, yet want an experienced contractor to build your addition’s basic frame, you can enjoy more square footage with a gorgeous addition shell.

At Action Builders, we are known for building additions of all sizes. We even do large, structurally complicated projects that other contractors won’t touch. So, if you need more space to accommodate your desired lifestyle, our experienced team is ready to make your dream a reality.

The Ideal Fit for Handy Homeowners

When We Build an Addition Shell, You Decide Where Our Work Ends—and Yours Begins

Often, when a homeowner requests an addition shell, they want the exterior finished 100%, but the interior work stopped at an agreed-upon point—so they can finish the project from there. Depending on the capabilities of the owner, that may mean Action Builders stops after the framing stage. If that is the case, then the owners will do the insulation, drywall, trim, painting, and all finishes such as tile and flooring.

Mechanicals—which include plumbing, electrical, and HVAC—have two stages:

  • The Rough Stage is completed during the framing of the addition and includes running anything that goes in the walls before your drywall.
  • The Finish Stage takes place at the end of your project when your shower head is hooked up, and new vent covers, light fixtures, and toilets are installed.

Some owners prefer to keep the mechanicals all under the contractor’s scope of work, and will call us back at the end of the project to finish up the mechanicals when they are ready.

Solid Communication Is Vital to Making Shell Additions a Win-Win

Inspections can get complicated with a shell project. As a homeowner, you will be responsible for some of the inspections depending on what township your home is located in. Just as long as everyone is clear on who is doing what, shell additions can be a win-win for everyone.

The Way You Pay for a Shell Addition May Be a Factor

If you take out a construction loan for your new addition, some banks won’t allow you to build a shell addition.
